Is it wise to rent for several years, even if one can afford to purchase a home, while in a hot seller’s market? Or is it better to buy as soon as you’re able, just to get into the market? What advice would you give to a family with young children?

I would say, it depends. There are many factors that could affect your decision. These factors are local market trends and personal preferences. For instance in the area where I work, rental rates are going up more than home prices. With the interest rates still low, it will make more sense to buy, take advantage of a 30 year fixed rate mortgage and forget about landlords, yearly lease renewals, rent increases, etc.Checklist to move in the summer | Urban Select Realty

Wouldn’t psychopaths just lie on the Hare psychopathy checklist test? If so, how can it ever be considered accurate?

You have asked two distinctive questions in one here. One, can’t a person just lie when being given the PCL-R. Yes, of course, they can, and they likely would if that were how the checklist were administered. It isn’t however.Professionals who administer the diagnostic examination should have advanced degrees (M.D., Ph.D., or D.Ed.) in a medical, behavioral or social science field; and registered with a reputable organization that oversees psychiatric or psychological testing and diagnostic procedures. Other recommendations include experience working with convicted or accused criminals or several years of some other related on-the-job training. Because the results are used so often in legal cases, those who administer it should be qualified to serve as expert witnesses in the courtroom. It is also a good idea, if possible, for two experts to test a subject independently with the PCL-R. The final rating would then be determined by averaging their scores. The administration of the checklist is done in two parts; The Hare PCL-R contains two parts, a semi-structured interview and a review of the subject's file records and history. After semi-structured interview is completed, and the results are checked against records, and history, the score is arrived at. The score is on a scale of zero through forty. Above a thirty is considered a “psychopath”, though there are significant issues with the checklist itself in regards to its accuracy, and over reliance on criminal traits. The score is what determines whether or not the criminal or forensic patient is psychopathic, and how psychopathic they are according to Hare’s image of psychopathy. They aren’t directly asking questions of the person being evaluated. They interview them in a way that gets them to reveal how they think without being clear about the goals of the questioning. Now for the second question, how can it ever be considered accurate. Well frankly, it isn’t. It’s a garbage checklist. I have spoken about this at length, and a large part of it comes from the motivations, methodology, and personal hubris of Robert Hare himself. First I will describe why the checklist itself is a problem;People use it that are not trained on how to use it. This is a frequent occurrence. Robert Hare himself has conducted classes on its administration and was annoyed that people were simply not paying attention. It is almost entirely stolen from a previous checklist that was developed in the 1940s. The original psychopathy checklist was developed by Hervey Cleckley when he was studying psychopathy back in the forties. It was a good list for its time, but Hare changed it only very slightly when he came out with the PCL-R. The problem that this brings about is that a great deal more is understood about psychopathy, yet the list remains stagnant. If this were the case with any other scientific measurement, people would laugh because the premise is absurd. When you have more and better information, you have better tools. Yet with the PCL-R it has gone the opposite direction as some of the things that Hare edited out of the original Cleckley checklist were relevant, and things added in are not necessarily useful. It is treated as a business opportunity instead of a scientific tool. Hare has built a pretty vast empire on his reputation as the psychopathy researcher. He has books, television shows, royalties on the list itself, and his so called “psychopath spotting weekends, that cost six hundred dollars a person. It is overreaching when it comes to the antisocial part of it. This has been a large bone of contention with researchers. A paper was published regarding this, and Robert Hare sued the researchers to stop the paper claiming defamation of character. It delayed the paper for three years, but it was published in the end.It successfully describes criminals, and it is only used in a prison or forensic hospital. This in and of itself can create confirmation bias and I spoke about that previously. First regarding the landscape that it is used in;Many criminals receive psychiatric evaluations prior to trial. Many clinicians are not actually trained to assess psychopathy but do so anyway.Even Hare admits that this is a crucial failure of the PCL-R. It doesn’t change it’s prevalence of use however. So you have untrained people that think, this person might be a psychopath, administering a checklist that they have no business administering. This causes a multitude of problems. The person might now receive more time on their sentence due to being “diagnosed” a psychopath. This perpetuates the criminal archetype of psychopathyIt makes psychopathy appear more prevalent than it is.It stalls research into actual psychopathyIt drives the myths of psychopathyIt reinforces the “usefulness” of the checklist, thus making it be used more often. This starts the cycle over again. If the PCL-R was treated like a scientific tool it would be open to challenging. Hare would welcome it because proper scientific method is about disproving what you think is accurate, not vehemently defending your ideas when valid criticism arises regarding it.Now for why the entire origin of the checklist, Hare’s motives, and his own ego created a mess from the get go;Hare started off working in prisons when he was working through his degree. He interviewed people that were bad people, and when he interviewed them they trained him with a neat trick. Hare however didn’t know he was being trained. What was the neat trick? Tell Bob Hare what he wants to know, and he brings us (the criminals) yummy treats. A classic “tail wagging the dog” scenario. Hare kept doing this for awhile, until he realized that the prisoners where manipulating him!!!*GASP* THE HORROR!!!! HOW COULD THEY???Because they are criminals Bob. That’s what they do. They have nothing but time, and you gave them what they wanted. Simple and easy math to figure out, and that’s saying something coming from me as I completely suck at math.Hare gets mad. *poor baby*, and determines that these men were classic psychopaths. See gasping and horror above and reapply it here. He decided that Hervey Cleckley (a clinician from the forties who wrote the book “The Mask of Sanity” about psychopathy was sort of onto something, but not enough criminal stuff on his list.Hare had a genius idea. He stole Cleckley’s list, rewrote it, insisted on taking relevant things out, including more baddie things that those pesky naughty men in the prisons showed him, went around teaching it loudly and proudly in a time where psychopathy wasn’t really being thought of as important, and then he slapped a copyright on “his” stolen list. This becomes the PCL-R.Hare found a hole in the market, moved in, made himself at home by being the “psychopathy” guru, and his list became the “gold standard” for diagnostics. Where Hare had his feelings hurt in the past, it seems that his way of mending those ego wounds was to define psychopathy the worst of the worst, because those meanie bobeenies who embarrassed him and made all of his prior research a joke of course fit the psychopathy bill perfectly. With his handy dandy copyright, he makes over thirty grand a year just on royalties for the PCL-R. This is not mentioning the other iterations of the list, his “psychopath spotting” weekends, and his lecture fees. Hare rakes it because of that list, but wait there’s more!Hare was challenged over the list as well. Other researchers said that he was overly inclusive of criminal traits on the list, and they felt that this wasn’t something that had anything to do with psychopathy. They had the audacity to write a paper (insert gasping and horror again) that made addressed their disagreement with the list. Instead of defending his work, Hare sued them to silence them. He sued them for defamation. They didn’t say Hare is an idiot, they challenged his conclusions… you know… like scientists do, and he sued them.He is very invested, both emotionally and financially in the PCL checklists. For them to be challenged would cost him his reputation and his cash cow. That is why criminality is overly relied on for the Hare checklist. Here is the paper that he sued over, and the article written about his tantrum delaying it for three years.https://pdfs.semanticscholar.org...Fear Review: Critique of Forensic Psychopathy Scale Delayed 3 Years by Threat of LawsuitThe checklist in theory has safeguards in place to prevent people from lying about their responses. The problem is that the list itself is pretty much a worthless tool that should be revamped or done away with completely.Athena Walker's answer to Why is Robert Hare regarded as an authority on psychopathy when he specifically studied criminal offenders? Is it confirmation bias?Athena Walker's answer to Is Robert Hare's psychopathy checklist an inadequate tool to "measure" psychopathy?Athena Walker's answer to Why does Robert Hare think that a classic psychopath should have all the antisocial characteristics of PCL-R?
