Adverse possession by tenants has happened due to old rent control act. This eliminated rent control and brought about “leave and license” rules. Please plug out the respective law in your statement and let me know the exact law to which you object.The new law says that the landlord must do the following:Prepare a “Leave and License” lease agreement.Register the agreement. Even a one month agreement must be registered. Many landlords believe that a tenement of less than 12 months need not be registered. Hence they make 11 months lease. This is wrong belief. Such landlords are not obeying the law.The lease agreement must clearly mention the following:PAN Card of landlord and tenantThe monthly lease fee or rentThe security depositThe lease start date and lease end date (lease period)Lease lock-in period. This is not necessarily same as lease period. Lease period can be 3 years, but lock-in period could be 6 months or 12 months.
