Submitting An Offer: Fill & Download for Free

I got called for an interview two days after submitting an application. I cried after getting off the phone, because heck, I need this job and I have an interview tomorrow.For context: I was out at the beach with my niece and nephew, and it was cold water and their first time at a beach so of course I follow them into the water because someone has to keep an eye on these trouble makers.I failed to realize the consequence of having sniffles combined with taking care of kids and a cold beach. While were out to lunch, I get the aforementioned call.I wake up the next morning and I am sick. Sick as in flu, runny nose, throwing up, coughing, barely speak sick.I get my butt up and go to the interview. That alone is crazy.And this interview goes incredibly well. I manage to get through it.The manager extends his hand and says with a big smile, “Well, we’d like to extend an offer to work here to you.”I’m about to shake his hand when, because my life is an actual joke, I throw up. Onto his shoes. All over the carpeted floor.I look at him, and I’m scared. I thought I royally goofed. He hands me tissues and smiles like a dad does.”Don’t worry. The offer still stands. I hope you take it too, because it’s obvious you are a determined young woman. I’ve never had anyone come to an interview sick before.”And thank God, I got hired.

Here’s how to protect yourself from buying a home with a defect that the seller/realtor has been keeping from you.Just before you make an offer, turn to your realtor and say in a low, serious tone of voice “I’m interested in purchasing this property but I have a very serious question to ask before I submit an offer and I want you to carefully consider your answer, because I’d hate to see you get into legal trouble just because of a silly answer. Let’s keep the lawyers out of this - OK?” (The realtor will always nod in agreement.)“Is there anything you know about this property that you haven’t told me?” Then I stare at them and remain absolutely silent. This will pressure them to respond. When I ask this question, the realtor’s face will usually go blank. I’ve used this question on three different realtors and in each case not only did I get a confession concerning a single problem, but in two of them I got a list of problems, most of them minor. But the realtor realizing that they’re in legal jeopardy coughed up everything they knew out of fear of being sued.A friend used this question when he was about to purchase a home in Atlanta and the realtor immediately confessed that the house had had some major work on the foundation that the realtor had just been told of. He declined to submit an offer and purchased elsewhere. To be effective you’ll have to do a bit of acting job to convince the realtor that you’re serious about your threat of legal action. We had recently extended an offer to an MBA candidate from a top tier school after a successful interview day at our HQ. He had been flown out (coach) and put up at a nice hotel as had all the other candidates. After accepting the offer, be asked to make a return visit to meet some additional employees. He said he’d make his own travel arrangements.After his visit, he submitted an eye watering expense report. It included first class air fair, lodging at one of the most expensive hotels in San Francisco, extravagant in-room meals and wine, spa services, ridiculous use of the mini-bar, hotel dry cleaning and limo service to the office.We called him up and rescinded the offer.He was incredulous.“Based on what?!” he asked.“Bad judgement.”
