Most leases have two or three ways they can go once the original contract expires.1- they will naturally roll into a month to month agreement. (This is the most common) and the landlord should send you a notice that states; you are now a month to month tenant. This is easy to end with a 30 or 60-day notice of your intent to leave, sent to your landlord. (check your local landlord tenant laws.)2- you are expected to be out of the unit leased by the last day of the agreement. Unless otherwise notified.3- it will roll into a new full lease term. i.e. if you had a years lease, it is extended by another year. This normally is preceded by receipt of a ‘notice’ or “offer to extend lease” and usually requires both parties written agreement or consent & (signatures)If you haven’t received an offer to extend the lease, & you haven’t been sent, notice of change in terms of tenancy, you likely would NOT be in breach of contract, for just clearing out by the last day of the lease.However, it is generally considered to be very poor form, to just leave. Both from a landlords perspective, & socio-business protocol its not the best way, to let it play out. If you do nothing, but inform the landlord, or manager, that your lease expires on; m/d/y -stating that you won’t be renewing your lease, and that you intend to be completely moved out, by; m/d/y. The apartment & keys, should be turned over, by no later than midnight (on the last day of lease.)If you haven’t received either of those notices by 30–60 days before the lease expires, I would just email or call & ask the manager or landlord, what they thought would be happening. It is at this time, that you would inform them of your intent, with regards to your moving, or request a lease extension, if that’s what you want.You want to make some kind of effort, to ensure your contact information (email, & phone #) is up to date, and to make sure, that the manager or landlord, has your forwarding address to send any refunds on your security deposit, or charges you left owing, so they don’t end up damaging your credit, or garnished from your wages. Besides, just taking off, is childish. As you progress in life, you want, to appear more responsible & capable, not less.AND… don’t forget! A former landlords referral, endorsement or recommendation, carries a lot of weight, when you are looking to rent, your next apartment. Why screw up your chances, that they will say anything, that could prevent you getting that place, that you really want!-As always, this is NOT legal counsel & I am NOT a lawyer. The New Territories were leased to the British for 99 years and was due to expire on June 30, 1997. An extension request to this Lease from the Brits was not granted by China, and so it would have to be returned to China after June 30, 1997.Hong Kong Island and Kowloon were ceded by Qing China in perpetuity to Britain after the 2 Opium Wars and therefore belonged to Britain then until they were given back to China after an ‘agreement’ was hammered out, called the ‘One Country-Two Systems’. The British had surmised that without the New Territories (and a hinterland), the survival of these 2 plots of real estate would be untenable. Hence this ‘One Country-Two Systems’ form of governance.Under this ‘System’, Hong Kong and Kowloon would be returned to China and be governed for the next 50 years under this ‘One Country-Two Systems’. (If only the New Territories were returned to China, it would be absorbed into the Mainland and there would be no need for this OC-TS; and Hong Kong and Kowloon would still be British).Why were Hong Kongers not consulted? Because the Brits were the Colonial Masters . Get it?…MASTERS. the…’And don’t you give me no lip, knave!’ type of MASTERS.And the equivalent of the ‘black-shirt’ rioters of that era know better than to take to the streets where they will be confronted with ‘The Riot Act’….Tear Gas, Brutal Baton Charges and even being shot (with real bullets). Oh yes, they remember the heavy-handed response by the authorities and consequences of the 1966–67 riots.Colonies have a right to self-determination. Just make a good case for it.

Let’s go back to the Korean War of 1950–1953, which resulted in more than 3 millions death! The North Koreans attacked South Korea with an aim to unify the two Koreas. The US hated the communists as they still do sent its troops into South Korea to repel the North Koreans. Of course, the North Koreans couldn’t resist the Americans that pushed deep into the North. The Chinese, the People’s Republic of China, the new government of China victoriously formed on October 1, 1949 after routing the Kuomintang which escaped to the Chinese province of Taiwan, sent its troops, the People’s Liberation Army, though inferior in term of weaponry at that time, into North Korea to fight the US troops. The US tasted its first defeat after World War II, when the Chinese PLA pushed the Americans back behind the 38 degree Parallel Line which is now the border between the North and South Korea. Even though more superior, the Americans were shamed by the Chinese that prompted General MacArthur, the Supreme Commander of the Pacific, headquartered in Tokyo, to request President Harry Truman in 1951 to use the atomic bomb on China as the former could not accept the fact that the much more inferior Chinese army could rout his very much superior armed forces. President Truman rejected General MacArthur’s request and the president relieved MacArthur as Supreme Commander of the Pacific, which prematurely ended MacArthur’s military career. The Korean War ended in 1953 without a peace treaty, which effectively the North and South Korea are still at war.Now turning to the Chinese province of Taiwan, if the Taiwanese leaders declare independence China has wowed to use military force to unify the island with the motherland. The US has a defence treaty with Taiwan to come to the aid of Taiwan when she is being attacked. China is no longer the ‘Sick Man of Asia’ and her military forces are no longer inferior as in 1950s! If the US ever fight the Chinese over Taiwan, China may consider taking the war to the soil of the US with nuclear weapons. President Xi Jinping had a few years ago changed the Chinese stance of not using nuclear weapon first in a war.The Chinese mean it! The Chinese can play along, but don’t provoke too far!Taking the case of Hong Kong, in 1954 Lord Mountbatten demanded that China must extend the 100-year lease of Hong Kong to the British for another 100 years. As China’s army was more inferior to the British, China chose to keep quiet. But the Chinese citizens back home protested at the British Embassy in Beijing over the extension demand. The Chinese leaders ate the humble pie! The following day, premier Chou Enlai sent a Letter of Apology to the British to ask for forgiveness over the Chinese citizens’ misbehaviour at the Embassy. And stated that it was still premature to discuss about the future of Hong Kong. China developed and tested successfully her first atomic bomb in 1964. In 1978, under the leadership of Deng Xiaoping, she started to modernise initially with the help of overseas Chinese. In many areas, China is now far superior than any western countries. In 1982, the British prime minister, Margaret Thacher flew to Beijing to discuss the extension of the Hong Kong 100-year lease. Deng Xiaoping told Margaret Thacher that the return of Hong Kong to China is not negotiable and must be returned on July 1, 1997! Deng Xiaoping went on to say if the British refuses to return Hong Kong to China, China will use her navy to blockade Hong Kong! The rest thereafter is history.China has been humiliated by foreign forces. Her lands were carved out, her treasures were looted, her people were raped and murdered and the perpetrators were not charged for genocide.Do you think the Chinese will allow all these humiliations to happen again?
