How on earth do you justify evicting people who would have been able to catch up but couldn’t because of daily late fees? I’ve known someone whose $800 rent turned into $2100 for one month because of excessive late fees.

Thirteen hundred dollars in late fees for one month would be considered excessive in most states, but I am adding every penny that I am legally allowed to, because when people don’t pay their rent on time they are costing me money and the late fees help offset some of the losses. Should I use my retirement savings or my children’s college funds instead?My tenants are adults who sign legally binding contracts under which they agree to pay rent in full and on time regardless of their circumstances, and to – at a minimum – vacate the premises if they can no longer afford their rent. They agree to pay those fees when they sign the lease, so there’s really no need for me to justify anything at all. If that doesn’t satisfy you, then perhaps you should consider that a typical landlord who receives $800 in rent each month turns around and spends at least $700 of that to cover the costs of owning and operating that property. What happens when the tenant is a month late? Well, that’s easy enough, because it’s the same thing that happens if you don’t pay your bills for a month: Creditors start hounding you, late fees are added, lawsuits are threatened, credit scores are affected, and termination of services is on the table. Even now, during the eviction moratorium, renters are still 100 percent obligated to pay their rent on time. They won’t be evicted for another couple of months, but that doesn’t make it okay not to pay, and in this situation specifically a landlord should charge all the fees they can, to receive some compensation for having gone so long without getting paid.Late fees are part of the agreement I have with my tenants, so adding them to their debt to me is no different than charging them rent; it’s money they owe me for living in a property I bought it built, that I now maintain, insure, and pay taxes on. If you are like most people then it matters to your budget if you get paid when you’re supposed to or if your money is a month delayed. I did it because this woman had already performed work for me that she was entitled to get paid for according to our agreement, and because waiting those extra hours was a waste of her time. Late fees for late payments work the same way, as I am entitled to compensation for whatever the delay cost me. If it helps, you can think of the rent being the price for prepaying, and the late fees being the additional cost if you want to pay after the fact, because it’s not at all unusual to charge extra for payments that aren’t made in a timely manner.Late fees are a good thing, if you acknowledge that landlords, lenders, and service providers can’t just allow people to pay whenever they please without consequences. In a perfect world no one would take advantage if we merely asked people nicely to pay on time, but this world is very far from perfect, so we must be able to disincentivize late payments. If I couldn’t charge late fees, I would have no choice but to immediately evict anyone who didn’t pay rent in full and on time – which is allowed except during this moratorium. By charging late fees, we’re able to at least give people a chance to catch up.
