As a result, the owner is going to place a lot more weight on the reliability and responsibility of the tenant. When you sell a property, once you finish closing, you’re out of the picture. Not so with leasing. I (and most landlords) would rather rent to someone with a solid credit history, good references, and a history of staying in a rental for multiple years over someone with a weak credit history, mixed references, and a history of moving after a year . . . even if that second tenant were willing to pay an extra $100 a month.
