Zoning laws are almost always specific to the city or county in question, so without that information there's no way for us to say.If the lot is zoned residential, and the manufactured home complies with the relevant building codes, there's a decent chance of having it approved.

Our home looks like a ranch home on the outside and a stick built home on the inside after the improvements we’ve completed.Since 1995, HUD requirements have been much higher for manufactured homes with structure, roofing, wiring, insulation, etc…being highly regulated. Single wides and double wides are transported similar to modular homes and must be built strong enough to travel long distances and withstand wind speeds at nearly 100 mph during travel. Stick built homes don’t go through this rigorous transport as they are built on site. Manufactured homes are built in a dry, indoor environment. Stick built homes are exposed to the elements during the building process.I’ve lived in manufactured homes for 40 years. I’ve also owned a residential cleaning business for over 20 years and seen stick built homes up close for that long. Each has their draw-backs. I’ve never seen a truly level or square home, whether stick built, modular, or manufactured mobile home. Manufactured homes are built using sheet rock walls, 2x6 framing, lifetime roofs, and R38 insulation minimally. This is not much different from stick built homes.The draw backs to buying older manufactured homes include finding home owner’s insurance that covers the value of improvements to the home rather than the purchase price. Also, older homes are made with 2x4 framing, gypsum board walls, and thin ceilings and aluminum roofing and siding. The structure of these homes is strong and can be built upon to make more secure and sturdier using contemporary materials.We purchased our home in 1995 for $37,000. We’ve put $35k in improvements and upgrades in the home and it is an amazingly solid home that looks like a stick built home on the inside. People are amazed when they come through the door.We have considered buying stick built and have declined many times. We love our manufactured home and intend to stay here. The value of having a home that is paid for and is exactly as we want it is immeasurable.
