Our city is offering a rent assistance grant and our landlord said ‘it had tax implications they weren’t willing to risk’ and also said if I couldn’t pay rent they would send a 60 day vacate notice. Isn’t that illegal right now?

Our city is offering a rent assistance grant and our landlord said ‘it had tax implications they weren’t willing to risk’I don't understand what that's supposed to mean. Generally, rent assistance is made to the tenant. The simple tax implications to the landlord are the same. But nothing else is described about that, so nothing else can be said.If a landlord doesn't want to accept the rent being offered on one's behalf, they are refusing rent. It would really make no sense to refuse rent and then send an eviction notice. Unless the city had some unusual strings attached to their program, but I know of no such thing. So it sounds like there is more to the story.(Please do not post more information in the comments; I will ignore that.)also said if I couldn’t pay rent they would send a 60 day vacate notice. Isn’t that illegal right now?Generally, if one doesn't pay rent, he is in breach of his lease, and can be evicted. Some states have tried to stop evictions. These attempts are often illegal themselves. Instead, some states try to just slow down the evictions within the court system. It can discourage landlords from even filing for eviction. Which is a temporary measure at best.Because you state no jurisdiction, no one can tell the situation in that place. If one rents, the rent will inevitably become due. If your are living on someone's property and have agreed to pay for that privilege, there is no simple “get out of rent” free card. This is general information and not legal advice. If you have an actual legal issue, consider contact the legal aid society or lawyer referral service in your jurisdiction.

What is the costliest thing that an irate tenant has done before vacating their rental property? (like pouring concrete in the drains)

I had a group throw a “wreck the apartment party” in one unit of a 4-plex. It wasn’t the tenant I leased the unit to, unbeknownst to me he had moved out and his roommate set it up as a rooming house—mattresses on the floor in the bedrooms and even in the closets. All in the space of a few weeks. He collected some sort of rent from several people and then was late the following month. This was a pay-in-cash type of building, high maintenance, so I was there knocking on the door by the 4th or 5th. They let me in (dolts) and it was immediately apparent there were several more than the two allowed per the lease tenants, plus they could not produce the original tenant or the full rent. I immediately posted a pay or vacate notice and they chose to run, but not before inviting 20 or so people over to party and destroy. And they did: cabinet doors were all ripped off, many holes kicked in the walls, broken door jambs and more. The other tenants called the police (and me) quickly, the cops broke up the party but also let everyone leave because none of them “lived” there. No names or IDs, just let them all walk out into the night. I got there a few minutes later, made the report, secured the unit and next day filed the insurance claim. The good part: they didn’t tear anything with a water supply off the wall, so no water issues. The insurance covered all the damage, and since I did all the renovation I actually made a tidy sum. The tenants downstairs immediately rented the apt for family members, eventually they took over the entire building and it became a clean and quiet low maintenance property.

When do you decide to give a tenant 30-day vacate notice vs 60-day vacate notice in NYC?

For a "month-to month" tenancy, all that is required is 30 days' notice to terminate the lease. It does not matter how long the tenant was in occupancy, nor does it matter whether the tenant believes that 30 days is "reasonable," since the law establishes 30 days as a reasonable time for a tenant to vacate after receiving notice.

Why Do Our Customer Select Us

I was looking for options for a one off issue I had with PDF forms and signed up to Cocodoc for the 1 month free trial. I realised shortly after this that I would have little use for this facility in the future but neglected to cancel the subscription within the free trial period. At the conclusion of the free trial period I was billed for the annual subscription, however I contacted the company via Customer Services live chat and without much trouble they cancelled the subscription and refunded the fee. Excellent service and very professional advisors.
