At that point even paying will probably not stop you from getting evicted.In my county from the date of filing it is usually 2 weeks to get your court date. You will lose and get evicted since you arent paying. The court will give you 5 days to get out. If you arent out then, the landlord will call the sheriff and they will remove your stuff to the curb. It can be anywhere between that same day to about 4 days for the sheriff to show up. If you interfere you will be arrested for interfering with police and probably tresspassing. You can expect your stuff to be broken and anything worth having scavenged by junkmen neighbors and passerbiers. Maybe even the landlord will cherry pick anything valuable and put it in his/her vehicle to try to make up for what you cost them. At that point it is free game for anyone, so you should get anything out you want way before then.if you live in a place that allows garnishing of wages you will have your wages garnished, have your credit ruined, have a judgement against you and you will have a hard time finding a new place to live. Most landlords will not take a tenant with a recent eviction. And if they do, your rent will be higher and they will require alot more of deposit and fees.It is really better for you to skip out on your credit card bills for a few months than skip out on rent and getting evicted.

Basically you are screwed. The good news for many states is they have opened up evictions. But the backlog is pretty bad now. But if you are in a state with extended moratoriums you cant do much.Maybe you can make it uninhabitable easily and get the city/county to condemn it and get them out while you repair whatever the issue is. But that might be alot more trouble.Hopefully you are in a state you can garnish their wages when you can get a judgement against them that way you will eventually get paid back. Because you know that they will not be able to pay 4 months+ of back rent.

Yes in Texas at least. And once I decided to evict, you are most likely done. There is no way unless the judge tells me that I cant evict you that I am not going to. That means you have blown thru your grace period and notice to quit. Rent is due the first and at the 4th I put the 3 day notice to quit the morning of the 5th. It is now at least the morning of the 9th and I am filing eviction at the county court. So you are well over a week late and now to me it is a race against the clock for me to get you out so i dont keep losing money on you.I charge $30 a day late fee and the court fee for filing is a l think $165. So at that point you wouldnt owe just rent. You would owe 180 in late fees and 165 for the eviction filing. So you are at $345 on the 9th. You have to be paying in cash or by bank draft for me to even consider it. No checks, no credit cards, No promises better be cash in hand. And if this happens once, no amount of pleading will get you a second chance. You will be out. If there have been other problems with you, you will be out with no chances because this is my chance to get rid of you.Oh and you might as well get ready to pay that money to me anyway because that judge will rule against you and you will owe me that money anyway. But more than likely I will not see it because you will be using it to get into another apartment or house before the judgement gets on your record and they can reject you. Because only insane landlords or ones that will exploit you by making you pay way too much or huge security deposits will rent to a recent eviction person. Your only prayer is that the background check doesnt show the eviction filing up yet.
