I haven’t had a CRS class in 30+ years.All of the answers given are really great answers, and it’s exactly the method of tried and true business practices that work over and over again. But every now and then the perfect storm sets itself up.You can say that I am being cryptic and making up a story (fairytale) but you would be wrong.Once in the past, I started going to school for my CRS and flew out to Colorado to take a class at the local board of Realtors. Obviously I passed and went home. But, I didn’t have all the completed classes and assignments done at that time. But I did have a semi-private conversation with a very well respected instructor/teacher within the National Association of Realtors who taught that CRS course, outside in the hall.Everyone who stood around him (outside of class) and listened to what we spoke about. The majority of them had no idea what we were saying and it went over their heads. It hit me hard and I always said, I hope I never have to use it. You see you need to explain it very carefully and the seller must be receptive and trust you 100%.I will tell you a real story… I had a buyer up from Oklahoma who wanted to buy a farm, in Michigan. It was kinda large and I was getting nowhere fast. I finally found a buyer (the market was bad all over the USA. This was the very early 1980’s. I stood to make $50,000.00 in commissions on my list/sale. BUT we had one big problem, they needed to sell their farm in Oklahoma first. They told me a very long sad story of this nightmare that lasted almost 2 years. Five agents failed and the price was reduced over $250,000.00 and it still didn’t sell. ($700,000.00 - $450,000.00)I begged my buyers to give me the property. I would then interview the new listing agent and only if I felt comfortable I would then have the papers sent to me for them to sign. I asked my clients the names of the agents who had the property before to ensure that I did not get hooked up with them again. I told them if I pulled this off that they had to pay me (they did handsomely). I also told them that I would interview the new agent and I was given permission. Remember pagers were sorta normal then and Fax machines were really really really new. I interviewed the new agent and they sold the property for $649,000.00 or a $199,000.00 increase from their lowest listed price, in 10 days.I use this method sparingly. I have a new assistant who is very green and 2 years in the business, really really green. And I took a liking to him.He takes me on a listing appointment and proceeds to tell me a sad story. The guy was kicked out of the Border Patrol with an honorable discharge (zero tolerance) and he couldn’t afford his house anymore. Wanted to continue his education, FULL STOP) if he loses the house his VA benefits are gone. (a VA mortgage)I knew many of his fellow soldiers as well as his previous command warrant officer, a W4.So on the appointment, I mentioned a few names, immediately he trusted me. So I let Mike do his thing put it up for sale, take all the pictures ect. After 10 days he was getting beat up mercilessly. I just asked him if he was ready to listen to me now. Obviously he said yes. First thing, remove the property from the market for 7–10 days. Then place it back on the market the same way I put up the Oklahoma property… WAM it was sold with 3 offers within 10 days.Personally I do not care one iota if you believe me.I can tell you that the clients/referrals they send me are real personal to me.A Masters Degree in the Real Estate business (I call it this, CRS or Certified Residential Specialist) taught by outstanding professionals, an intense marketing degree covering every aspect of the real estate business. I wish I was younger as I enjoyed the crap out of those classes. If any of those classes come to Michigan and they are within a reasonable distance, I am going.Either step up your career or interview and hire a CRS.
