B) the leasing in areas outside of the taxable market C) shift of employees to the non-taxes market. D) when the taxable market becomes aware that the revenue is not what it was, they will choose to lower the tax to zero to attract the business back or raise the tax to replace the shortfall.If you look at the rise and fall and rise of NYC from the 60’s to the 80’s you will see the same crap over and over. Problem is Seattle is not NYC and will have to figure out what to do.So, think of it like this, Newark NJ, offered somewhere in the range of 6 to 9 BILLION dollars in breaks if Amazon moves. I’m this guy JB, someone just offered me a huge tax break, real estate prices similar to my market, and a major transport hub… hmm they are going to the top of the list now, and that’s a solid 5000 office employee outbound from amazon, that a drop in the bucket on the tax, but it’s the big $$$ people , the people that spend 700 a week on family time activities over a year in the local economy. ( $700 x 5000 x 52 x .03 silly tax to the city = 5.46 million in city revenue ) and then add up the lost jobs because 3.5 million is not spent weekly ( that’s 3500000 x .90 ( cost of stuff not labor) = 350K in labor ( which is about 7000 work hours at $50 per hour )good luck with everything, because even companies in NY are being careful not to over staff the business.

If you were moving to New Jersey for the first time, what city would you move to?

It all depends on how much you want to spend and various other factors. I haven’t lived in New Jersey for a few decades, but when I left, the two safest out of the big six cities were Elizabeth and Jersey City. You’d have to look around various sections of J.C., but in Elizabeth I recommend Bayway, then Elmora. In my home city, Newark, Ironbound (Down Neck) is still safe. Use zillow or some other site to find house prices in each of these, all are higher than most other states. For smaller cities, Bayonne and Clifton consistently appear on lists of safest. Clifton is a very large suburb, so are Edison and most of Woodbridge. There are also hundreds of smaller suburbs and towns to choose from, most are expensive. If I were moving back, Harrison and East Newark would be among my first choices. Small, compact, safe, and once full of jobs, but not so much anymore. Harrison tore down most of the factories to build Red Bull Stadium, and now are suffering with tax problems. They used to be among the safest towns in N.J., low taxes, plenty of jobs, with a large and efficient police department, constantly patrolling. East Newark looks like it might make the same mistake, closing factories, ruining their tax base.

Why would you not want to move to Tampa, Florida?

I really have to laugh at some the replies! A lot of bitching about the traffic. Well maybe these folks have not been to or lived in NY or anywhere in the Boswash(Boston to Washington) corridor. People commute for hours on trains because you simply cannot get there by car and have no place to park if you did. Have you driven rush hour in Chicago, Atlanta or LA? I have and 5 or 6 lanes wide bumper to bumper is insane. In 1973 I was in the suburbs of Philly (Surekill Expressway yahoo!). I interviewed thru a NYC agency with a national corporation and was offered an engineering position with my choice of Tampa, Dallas area or California. I visited Tampa in Feb. The airport was terrific compared to LA, NY, Newark etc. Later in the day after my interview I drove to Clearwater, left my coat and tie in the car, took of my shoes and socks and walked the beach in low 70′s temps, splashing along the waters edge. Did I mention I had left snow, ice and slush the day before? My mind was made up! A great airport ahead of its time (my job took me all over the US). A big/little town with with interesting cultural variety, fantastic water, boating and beaching year round. Bought a brand new 4br 3 bath home for a fraction of NE costs. Bought a nice boat for grouper fishing and beaches on barrier islands. No more long cold winters. Hot in summer? Sure. But it gets plenty hot in the big cities up north too. So while my friends up north were shoveling snow, scraping ice off their windshields, a riding trains and subways through gritty industrial areas, I drove moderate traffic along palm tree boulevards. Jump foreward to today and Florida is being loved to death! Too many people have relocated here for the reasons I have mentioned and more. Did I mention no state or city income taxes? There is more traffic now but not for me. Retired now and living in a high end gated community. I never head out before 9am and return before 4pm. Traffic is no issue for me, but rush hour is bad in all major cities in the US. Try driving from Pasadena to LAX at rush hour. Or the Dan Ryan or Eisenhower in Chicago rush hour. Or I95 anywhere in the NE. As for food and entertainment there are plenty of venues for music, sports, theater, and ethnic variety in food. My only complaint is too many folks have discovered what was a gem in the 70′s has grown into a major metro area now. As for the hot summers, ac takes care of that vs snow and below freezing to below zero I lived in up north. Grew up in Madison Wis. Graduated from UW in 1967. Walked from building to building in zero temps, howling wind and blowing snow. But the summers were great.
