Who can help me decide what to fix up before I sell my house?

As others have said, an inspector is the way to go. Hire an inspector (ask a realtor or friends who have bought and sold recently for recommendations). In Austin, Texas where I sell real estate, an inspection costs about $350 for a home. There are also companies that specialize in fixing a home up for sale, sometimes called "make ready" companies. They will look at the inspection report and make repairs based on your requests. They can give you a quote in advance for what all repairs will cost. Your local handyman can also perform this role.I always encourage my clients to have the home pre-inspected and then to make the inspection report available to buyers. This is a very effective negotiation strategy. You can say, in effect "Here is the report. Make your offer based on this information. Do not try to renegotiate with me later about these things I am making you aware of now." Except more politely, of course. If you choose to fix some of the items before sale, you can offer up both the inspection report and a list of all repairs you made to buyers. However, the inspection only covers repairs. Is the water heater leaking? Is the roof in good shape? Are there termintes? Is everything up to code? Buyers notice few if any of these things when looking at a home. To improve how the home shows to buyers, focus on three simple things.1. Landscaping: landscaping is the only improvement consistently shown to produce a positive return. For example, you will lose money remodeling your kitchen. Don't go replace your backsplash or granite. You'll get about 90% back of what you put in. Do hire a professional landscaper.2. Paint: If your interior or exterior paints are unique colors or are not in good condition, repaint to something neutral. Seek out a stager for recommendations.3. Declutter: Buy a storage unit or donate/throw away your stuff. Again, a stager can help you with this. And lastly, it's never too early to hire an agent. I've been talking to a client for almost a year who is planning to sell in the coming spring. I've been able to make recommendations along the way, give him periodic updates on what's selling in the neighborhood and answer questions, and never put any pressure on him to sell NOW. An agent worth their salt should be happy to do the same for you.Good luck with your sale! I hope this helps! Please feel free to send me a message here on Quora or on my Zillow Profile. I'd love to connect.

What is the difference between "masking" and "redacting"?

The question was - What is the difference between "masking" and "redacting"?‘Masking’ is a specialized and more focused version of redacting. ‘Masking’ focuses on removing individual names and consistently replacing them with labels - “US Citizen 1” - US Citizen 2.”Redacting is removing items under a specified criteria and replacing them with blanks. In the example below, US - FDA inspection report has been redacted by removing “company proprietary information.” The code placed on the blanks “ (b)(4) “ reflects the regulation requiring it. Note: Personal information in such documents is not ‘masked’ - it’s redacted with (b)(6).

What's been the most mind blowing example of incompetence ever displayed by a manager?

I was a Compliance Manager, for an international investment corporation, at that time, at the divisional level. The vice president responsible for our division was handsome, well dressed, articulate, intelligent, well educated, but apparently found it almost impossible to make decisions. We had an outlying agent that we had received multiple client complaints about. Each time, I was responsible for administrating the issue. I initiated weekly office inspections, by the agent's Sales Manager, with emailed reports to me, to document extra supervision.Unfortunately, the complaints continued. So, I asked the Division Vice President to weigh in on the issue. Putting the offending agent on an official written “Action Plan.” The D.V.P. agreed to do this, but never followed through. So, I finally wrote what I characterized as a “rough draft ” snd gave it to him. Still, he didn't come through with it. (He made it clear that the agent was selling a lot and he found him very likable.)So, I did a special inspection of the agents office. I came away finding nothing, except very poor record keeping. I followed up by creating a set of files, so he could just drop them into place and improve his record keeping.Still, no Action Plan was forthcoming, from our D.V.P. So, I went over his head, to the Group Vice President, that had sponsored the D.V.P., for his position. The Action Plan was written and delivered, within the week. It stated the obvious and proclaimed that one more customer complaint would result in immediate dismissal.About two weeks later the F.B.I. walked into the agents office and took him away in handcuffs. (They had been investigating him, for 6 months, without us knowing it.) He eventually went to prison, for mishandling client funds.I believe that the G.VP., the D.V.P. and myself would all have been looking for new employment, if not for my tenacious supervision. - But, maybe I'm just being conceited. Who knows…
