The TDS (Real Estate Transfer Disclosure Statement) in California, is completed by the Sellers, not the buyers. The buyer (or co-buyers) will sign the completed TDS to indicate they have received it and read it.

We call it a seller's disclosure statement in South Carolina. In California they call it a TDS. It basically is a form stating any known defects the seller knows about the property and is due to the buyer I believe 7 days before closing
