What are some good strategies when looking for a rental in Manhattan?

OK here goes:1. Plan to move between October and March. The demand for rental apartments in NYC far outstrips the supply, but in most years the colder season sees a slight drop-off in demand which makes the hunt a bit less harrowing.2. Know how much apartment you can afford. Prime NYC landlords will require paperwork (we'll get to that) showing that you earn (or will earn) at least 40 times the monthly rent per annum before taxes. So if you make a salary of $60K per year your income will qualify you for an apartment that is up to $1,500/mo. $80K qualities you to pay $2,000, and so on. If you're looking to live with another adult you can combine your incomes to increase your buying power. If you already know that you'll be looking at apartments above your "40X" limit you will need a guarantor. This person will need to sign your lease guarantee, agreeing to make on-time payment of rent in the event you should fail to pay. They're gross earrings will have to exceed 80 times the monthly rent.3. Be ready to pay up to 5 months of rent up front in order to secure your new home. First month's rent and security deposit are standard move-in costs, and many landlords will require the last month's rent also be paid up front. All the power in this market lies in the hands of landlords, and there are likely 10 other qualified applicants looking at every apartment you will see. Be prepared to take time off of work to race across town and view an apartment and be prepared to make a decision without "sleeping on it", because this city never sleeps.If all of this sounds insane - well, it is. If it sounds like living in NYC may not be worth it to you I invite you to give it some thought. Surely the apartment you end up with will be smaller, darker, less luxurious than any home you could find in any other city in the U.S. at that price, but this is New York. If you wanted a big beautiful apartment for cheap you would have moved to Cleveland. Take heart, look around at all the other New Yorkers who jump through all those same hoops to live here, and realize they're going through it just like you, because on one level or another they want to live near people like you. That's a pretty great feeling and in the end it's worth paying for.
