For example… If a property does not have an attic, like a flat roofed condo, then this particular item cannot be checked. The items must be visually accessible and relevant to the inspection. Heavy furniture and other household items may limit the inspection where certain items on the checklist cannot be seen. This happens when a heavy dresser is covering an area of the wall, for example.Any item(s) on the checklist that are limited visually, unsafe to inspect or restricted must be verbally disclosed to the client and revealed in the written report.Common areas (In Vancouver) are not included within the scope of work or standard or practice. However, an inspector may choose to evaluate them anyway. For example, the condition of appliances or the presence of pests are not listed but may be included if negotiated.Whether they will be inspected or not depends on the business practices of each inspector when items are not legally required. What should be in my checklist while searching for a house on rent in London?I did rent in the UK for over 5 years. My advice would be:go with an agencyinsist on a contract with 6 months break close (I once was in a house with rats, and even though the problem was sorted eventually, I did not want to live there anymore, I did use the 6 months break close and moved out)the area is the most important aspect, especially with kidspeople who have kids search for a house backwards, you make a list of schools you want to attend, and then search for a house in that school(s) catchment areamake sure the landlord has insurance for boiler, plumbing etc.I personally only took properties with gas heating, it is so much cheapercheck the energy rating of the property, the higher the bettergas certificate and when last the boiler was inspectedmake sure there is a carbon dioxide sensorproximity to public transport, amenities, shopsavailability of parking is it free or permit, how packed it gets in the eveningcouncil tax band of the propertycheck crime rates in the areaask why the landlord is leasing, usually, it will be two reasons:it is an investment propertythe landlord moved abroad (if that's the case, ask when did they move and when are they coming back)Good Luck!
